Meeting was called to order by Mr. Edelstein at 4:00 PM and roll was called.

A motion was made by Mr. Dweck, seconded by Mr. Anton to approve the Agenda.

A motion was made by Mr. Dweck, seconded by Mr. Anton to approve the minutes of both the August 27, 2020 and the September 17, 2020 board meetings. All in favor.

Resolutions and Communications
Mr. Gutierrez started by giving an overview regarding the July 2020 Financials. He stated how Ms. Sempe and he have been in contact with Ms. Patti Tilchin, HHA's fee accountant. Ms Tilchin has assured the HHA that the HHA is in solid financial shape. Mr. Gutierrez pointed out that the HHA has paid particular attention to the condition of Hollywood Village, and noted that improvement/repairs are going to be needed for the property. Mr. Anton suggested that the HHA look into and consider taking the necessary steps to bring the building up to acceptable conditions. Mr. Dweck suggested that the HHA contact an engineer to check and see if the building is due for any state, local, or county certifications to make sure it's up to code.

Ms. Sempe went on to explain the extra CARES funds the HHA has received from HUD and how the HHA is able to spend these funds which include to cover the HHA's shortfall and for Covid19 related
expenses. Also, the deadline that the funds must be spent by is December 31, 2020.

Mr. Anton gave an update regarding the patch of property the HHA is interested in purchasing from Sunbelt Manor. Mr. Anton stated how Sunbelt Manor was not satisfied with the appraisal that the HHA provided to them. Sunbelt Manor will now set up their own appraisal. Once the Appraisal is complete they will reengage in negotiations with the HHA to see if an agreement can be reached.

Mr. Gutierrez gave an overview of issues relating to Driftwood Terrace. Some of the topics that were discussed were making necessary repairs and improvements to the Driftwood Terrace Apartment complex such as: making repairs to the perimeter fence, making improvements to landscaping, improving security with the installation of additional security cameras - both inside the HHA offices and around the outside areas, installing additional LED lighting in the parking area and the installation of an awning outside the HHA Administrative office. Also discussed was the improvement and updating of the Driftwood Terrace lobby area, conference room area, kitchen and public bathroom areas. Lastly, the HHA is in the process of preparing to launch a new and improved HHA website which will be a great compliment to the HHA's Section 8 recipients, Public Housing residents, employees and to the general public.

Mr. Edelstein went on to discuss the current health insurance benefits HHA employees currently receive. He suggested that the HHA improve these benefits with the intention in retaining key HHA
talent. Mr. Anton was in agreement and made a motion that the HHA match the health insurance benefits that the City of Hollywood employees receive. These benefits will be effective for nonsworn
employees. Mr. Dweck seconded the motion. All in favor.

A motion was made by Mr. Anton to adjourn the meeting, seconded by Mr. Dweck.

The board meeting was adjourned at 5:20 P.M.
